All property owners in Eastern Rock Creek are subject to the governing documents that are referenced in their deeds. A master document,the Covenants, Conditions And Restrictions For Rock Creek, known as CC&Rs, contains the following sections:

The Board of Directors is responsible for enforcement of the governing document conditions and prohibitions. The Board has established both an enforcement policy and a schedule of sanctions that may be imposed on property owners who do not remedy non-conformities. You can view or download a copy of the Enforcement Policy and the Schedule of Daily Fines, Fees and Interest Rates.

The Board does not actively patrol the neighborhood looking for non-conformities, but relies on input from property owners. If you observe a chronic non-conforming condition, please contact a Board member by telephone, using the form on the Contact US page or by e-mail.

Non-conformities may result in the issuance of a Notice of Violation (NoV) letter to the Property Owner from the Board of Directors. Link to see a sample NoV letter.

Revisions may be made to the governing documents provided that a majority of the ERCPOA membership approves the changes.
